First, let me share with you a story to see if you have an interest in
this time sensitive E-Book.
 
The year is 1993 and I am just getting into the commercial brokerage business. I decide I want specialize to in apartment properties and sell a lot of them. But, there is one problem, there are already two guys entrenched as the apartment property "go to guys". Their names are Bob and Dave.

Bob had the reputation in town for being "the man". I mean, if you even thought about an apartment property, much less want to purchase one; Bob was the only man to talk to. It was widely known that Bob was the even called the “GURU” among apartment property investors. To say he was entrenched would be an understatement. Then, there was Dave. There would be properties Bob did not want to work on so Dave was the guy who took Bob's table scraps. Once in awhile Dave got lucky and got either a property Bob should have gotten or one Bob did not spend much time on. Anything left over that Bob could not handle or did not want to handle went to Dave.
Then there was me. I had nothing. No business, no name recognition, no respect.

How would I even be able to crack this? Most people would not have been this aggressive (or you could say dumb) to pursue this market. Here were two guys firmly entrenched, easily having over 90% market share between the two of them. So, even under these circumstances, I decided the apartment niche was what I really wanted to do and could bring more value than these guys ever could.

So, that day I became the apartment specialist was in hindsight a great move, but, after about 90 days with no listings or sales I started to get concerned. I mean, these two guys had control of the market and I wondered if I had made the right decision. But I stuck with it. Believe me, the going was very tough at first but I really wanted to focus and work on apartment properties and knew it would be a specialty that I would like and could make some good money from...Or so I thought.
